How To Market Your Properties With the Address in the Domain Name – In my previous How To Market Your Rental Properties And Find Tenants post, I talked about the different ways I market rental properties.  I discussed a number of websites I use, but my favorite is SinglePropertySites.com (SPS).  Whether it’s a rental property I own, or a listing I want to promote as a Realtor, I always have an SPS website for each property, with the address as the domain name (ex: 44200Kingtree.info), and all my other ads point to this location.

Market Your Property in Internet by Angella RaisianThe reason I like SPS is that it not only gives the person searching all of the surrounding area information automatically (schools, demographics, maps, aerial photos, etc), but you can also upload instructions, applications, qualification criteria, and other documentation on to this website, for easy download by the renters.  Doing so allows me, as the landlord, to put my marketing on “autopilot” and NOT show the properties until a tenant is pre-approved.  To find out how I do that, see my next post called “How To Rent Out Your Property Without Showing It”.

Even though SPS is intended for Realtors, it works perfectly well for rental properties, as you can see on one of my rental websites www.BuckeyeHouse.INFO.   The only thing s you’d have to change is make it FSBO (For Sale By Owner), so you don’t have to enter all of the Realtor info, and put “For Lease” in the MLS window.

On SPS, you can create an account and then setup as many property websites as you like without it costing you anything.   This allows you to send a special link, via e-mail, to a client or a renter, without having a website up and running, or without having to buy a Domain.

Personally, I like to purchase .INFO domains, with the property address being the domain name, for $1.99/year (click here for $1.99 domains) and have my website up and running, with all advertising and links pointing to it.   Here’s one of my rental properties www.BuckeyeHouse.INFO, with application and instructions accessible through the Documents tab.  Feel free to download the forms if you want to use them

On Craigslist, the ad is displayed as a flyer identical to the website, but I always add some keywords at the end of the HTML code anyway, as described in my other post titledHow To Market Your Rental Properties And Find Tenants”.
